Finding the right property for rental is easy with Alan McGillivray Real Estate.  Once you have selected your property, and all the key steps have been undertaken, you will then be asked to confirm paperwork through a tenancy agreement.   Tenancy Agreements are standard documents prepared by the Residential Tenancies Authority of Queensland to provide tenants with the capability to enter into rental agreements for properties with the protection and guidance of the law.  The name of this form is Form 18a.

Ask Alan McGillivray for a copy of the Form 18a.   When a tenant rents a property, they need a written agreement (even if they are renting from a friend or family member).

It is the lessor/agents responsibility to organise the agreement and give a copy to the tenant before they move in. 

The tenancy agreement must include:

• the set of standard 'terms'(details about what the tenant and the lessor/agent can and can't do)
• the name and address of the tenant, and the agent(if there is one) or the lessor
• the dates the agreement starts and ends (or state that the agreement is periodic)
• details about how the tenant should pay the rent and how much rent is to be paid and
• any special terms (special terms must not conflict with the standard terms of the law).

The tenant is required to sign the agreement and return it to the lessor/agent within 5 days of receiving it. The lessor/agent is then required to sign the agreement and return a copy to the tenant within 14 days.
